Is the Seller's Market Slipping Away?

What the latest data tells us about Fairfield County.

Over the past few years, Fairfield County homeowners have experienced one of the strongest seller's markets in history—homes selling in days, bidding wars, and prices usually exceeding list.

But the national market is starting to change—and the early signs suggest Fairfield County could be next.

A national market in transition

Across the country, home prices are no longer climbing the way they were. According to Zillow data analyzed by ResiClub, 22 of the 50 largest U.S. metro areas saw year-over-year home price declines between May 2024 and May 2025.

Some cities, like Austin, TX and Phoenix, AZ, saw values drop more than 5% in just one year—a clear reversal from the red-hot conditions of the past.

What about Fairfield County?

So far, prices here remain stable—but subtle shifts are beginning to appear. A closer look at the data from January–May 2025 compared to the same time in 2024 may reveal the first cracks in the seller's market.

Early signs of a shift

  • Slightly more homes on the market: 1,724 in May 2025 vs. 1,692 the year before.
  • Fewer showings per listing: Down from 10.8 to 9.0—a clear sign of cooling buyer urgency.
  • Inventory is rising: 2.4 months of supply, up from 2.2.
  • Closed sale-to-list price ratio dipped: From 101.4% to 100.7%—less over-asking competition.

What's still holding steady

  • Homes are still selling quickly: Days on market dropped from 40.1 to 36—buyers are still motivated.
  • Closed sales are up slightly: From 2,880 to 2,905—demand hasn't disappeared.
  • Price reductions remain modest: About 6% of listings saw a drop—not alarming, but worth monitoring.

What this means for sellers

We're not in a buyer's market yet—but the momentum is shifting. Some of the conditions that drove record-high sale prices are beginning to cool.

If you've been on the fence about selling, this may be the ideal window—while inventory is still low, and before buyer behavior changes more significantly.
